Maintenance 

The Site Manager/Caretaker has a joint reporting role and receives direction from both the Strata Property Agent and the Facilities Lead on Council.  The Site Manager/Caretaker is responsible to report major building and equipment issues to both the Strata Property Agent and the Council member in charge of Facilities.

The Cottages at Cultus Lake is a bare land Strata consisting of 241 Cottages. Our unique community consists of both full time (approx 35%) and part time owners.  Some residents also use their Cottages as a vacation property. As Caretaker, they are accountable for the management and maintenance of buildings (interior and exterior) and grounds. Buildings consist of club house, gym, office, media room, playroom, storage rooms, changing rooms, and washrooms. The Caretaker will manage two part time staff and potentially up to eight staff members in the high season (between May - September). The Site Manager/Caretaker, overseas a myriad of property and building duties across all seasons and as the facility ages more maintenance and repairs will be needed. The Site Manager/Caretaker will consistently update and add to both the Cottages “Preventative Maintenance” and “Repair” programs.

But most importantly the Site Manager/Caretaker is the face and heart of our community everyday and residents are encouraged to lend support and respect towards our Caretaker in this leadership critical role.  

The SSBA Role (seasonal) reports to Site Manager

They are responsible to ensure owners, tenants, occupants and guests adhere to the current Bylaws and Rules and act in a safe, secure and responsible manner by monitoring the common property and the facilities (Treehouse, pool area, gym, media room, etc.) Assist Site Manager with ad hoc duties including safety and security.
