Owners wishing to do alterations to their property, need to complete the appropriate forms and submit the request for approval by Council. These forms are available on the Strata Force website. Use the "Indemnity Agreement For Strata Lot And Common Property Alterations" form. Remember to include the name of the person doing the work, dates, and attach a sketch/drawing or photo of the area to be modified outlining the planned alterations. Completed forms will be considered at the next Strata Council meeting. Approvals can take up to six (6) weeks. Owners should also consider that any alterations requiring FVRD permits or approvals will require owners to contact the FVRD and should include those lead times in their process. Owners should familiarize themselves with all the appropriate strata bylaws that might affect work being considered.
Warmer temperatures and Hydro rebates are encouraging owners to install heat pumps for better climate control in their cottages. Heat pumps are more efficient than the floorboard electrical heaters and also create a cooler indoor climate for those hotter days. Many owners have already replaced the grass grid that separates the road from their driveway with paving bricks. As the grass grid is on common property, owners need to complete the appropriate forms and use an approved contractor to do the driveway work on common property. Hydro service to the Cottages has improved over the years with fewer outages and less outage times. Owners wishing to have emergency backup generators installed as a precaution against any power outages need Strata Council approval for the work. Locating where the generator is to be installed requires consideration for their neighbours. Refer to strata bylaw 57 Permanent Generators.
Owners wishing to install hot tubs must review this document, which outlines installation parameters in addition to the Alterations Policy. All hot tub installations require approval from the Strata Council. Please complete an alteration form in PowerStrata. Approvals can take up to six (6) weeks.
As cottages age, so does the paint. Owners wishing to repaint or change colors at the time of repainting should review the bylaws indicating the paint selections and alsovisit the library to see the paint palate in assisting with their selections. All other alteration requests need to be completed on the basic alteration request form in PowerStrata and submitted with a full detail description of what is being proposed.
