This section provides important information for owners relating to your home, property and utilities.
New owners must complete the form om PowerStrata, which authorizes the collection, use, and disclosure of owner information for identification, communication, payment processing, and other purposes. Please complete and submit this form within 14 days of home possession. Owners should receive this directly from the Property Management office, but if not, please contact them within a few days of possession.
The ownership approves an annual budget for the Strata Corporation’s fiscal year. Revenue is derived from owners in the form of strata fees, based on total annual costs divided equally among all owners. There are three payment options, as noted on the form on PowerStrata. Please complete and submit this form within 14 days of possession.
New owners should coordinate with their moving/relocation company to access The Cottages' main gate using their unique four-digit gate security code. When moving in or out, it's best practice to meet your moving vendor or service provider at the front entrance gate for secure entry/exit.
Moving vans should be parked in the driveway. They may also temporarily use a visitor's stall during the day. Please make every effort to avoid blocking roadways or parking on the grass grid in front of any strata lot.
BC Hydro (bchydro.com) is our electric utility company. New owners at The Cottages should contact BC Hydro to set up their service account.
The water and septic systems at The Cottages are maintained by Bluestem. New owners must subscribe to Bluestem services by setting up a new account.
New owners should contact a local propane delivery company to set up an account. Burden Propane (burdenpropane.com) or Super Save (supersave.ca) are a couple of options.
The Cottages development operates on a site-contained septic system managed by Bluestem. Fees related to wastewater service maintenance are included in the owner’s monthly strata fee. The Cottages is not on municipal water and sewer services. Bluestem provides wastewater removal and treatment services, which are paid for by the Strata Corporation and included in your monthly strata fees. Bluestem is also responsible for freshwater service, testing the water twice a month from six different sample points and registering results with Fraser Health Authority. The Strata Corporation pays for water used in common areas; however, individual owners are responsible for the service to their cottage.
* Shaw Communications Inc. (shaw.ca) provides telephone, Internet, television, and mobile services. Owners interested in Shaw services should contact the company directly.
* Telus (telus.ca) provides products and services including internet access, voice, entertainment, healthcare, video, and IPTV television. Owners interested in Telus services should contact the company directly.
Each owner has a dedicated numbered mailbox for mail receipt, located outside at the Treehouse clubhouse. Owners receive a key upon possession. For lost or replacement keys, please contact the Site Manager.
The local newspaper carrier has a gate code for property access to deliver newspapers. If you have any problems with newspaper delivery access, please contact the Site Manager.
For packages, furniture, or other deliveries, some companies have a set gate code. Owners are advised to keep their private gate code secure. A best practice is to meet your delivery at the gate as needed.
The following forms on PowerStrata apply to owners who choose to rent their cottage, whether for short-term (under 14 days) or longer-term rentals. Owners (and Tenants) must complete and submit the appropriate form to the Property Manager at least 48 hours in advance of occupancy.

Renting your strata unit is permitted according to our strata bylaws. Owners who choose to rent their cottage, whether for short-term and/or long-term, are asked to review all relevant strata bylaws, policies, and forms to ensure full understanding and compliance. As a community, all owners are asked to consider their neighbours, owner and common property, and the access and security of our community.

If you plan to rent your cottage, you must pay careful attention to rental regulations based on the Strata Act or The Cottages bylaws. For example, an owner must submit a Form K to the Strata Administrator for each new renter a minimum of 48 hours in advance of the rental. Form K must list the names of all occupants, including children. Those not listed on Form K will be prevented from using The Cottages amenities.
The minimum rental period is two (2) weeks.
This is a shared community space, and we strive for respectful living within our established rules and bylaws. These standards have been developed collectively over many years.
If you have a concern, please email the Property Manager to obtain formal complaint forms and provide information to the Strata Council. The Property Manager typically responds within two to three (2-3) days. As the Council meets monthly, the turnaround time for a resolution can be up to six (6) weeks. Your patience is appreciated.
